Items needed for a Vacation Rental

Required:

Satellite, Cable or streaming (YouTube TV) that includes ESPN, SEC Channel and local channels
Smoke Detector(s) (over the door of any room attached to kitchen area)
Fire extinguisher (in kitchen)
First Aid kit
Clearly marked address sign or house name
Comfortable seating for the number of guests the house sleeps
Extra batteries for TV remotes and smoke detectors (recommend at least 8 AA/AAA, 4 9V)
At least six (6) air filters per HVAC air vent
Toilet plunger (prefer one in each bath)
Plastic drain stick (can get at lowes/home depot for less than $5) to unstop drains
Replacement light bulbs at the house for all different size bulbs throughout house and any exterior lighting.
Wasp spray (put under sink, utility room or outside deck)
Recommend pest control (Cooks, Northwest) If you do not have pest control….ant spray (1 gallon sprayer under sink or in utility room)
Flashlight with batteries, plug in or candles for power outages
Bedding requirements PER BED: mattress pad/cover, 2 sets of sheets, stain free pillows, machine washable bedspread or quilt. If you currently have a bedspread that needs dry cleaning, replace with a cotton machine washable bedspread. Any dry-cleaning costs are at the owner’s expense
Step stool/ladder that allows for getting to lights/air filters.
WIFI/internet is becoming a requirement (Spectrum, Sprout, Cyberbroadband, ATT fixed wireless, Hatton Wireless, CenturyLink, Hughesnet)
At least one hairdryer if not one in each bath.
Makeup Remover in the full bathrooms

Refrigerator with ice maker or ice trays. Portable ice machines work great where the freezer is without an ice maker
Microwave
Blender (avoid plastic gearing)
Coffee maker (10-12 cup and auto shutoff)…2 of these if house sleeps more than 12
Toaster
Oven liners (pack of 3 from amazon)
Electric or manual mixer
can opener
Complete set of dishes, glasses and silverware for the max number the property will sleep
Coffee cups for the number the house sleeps
Basic cooking utensils (spatula, tongs, wooden spoons, etc)
DISHWASHER SAFE Pots & pans to cook for a group
3-4 pot holders, 2 oven mitts
Paper towel holder
Dish drying rack if no dishwasher
steak knives
paring, cutting and carving knives
bottle and can opener
wine opener (cork screw)
glasses: juice, cocktail, water, wine, plastic and coffee cups
a variety of plastic storage dishes with lids
pitchers
salt and pepper shaker
measuring cups and spoons
mixing bowls

cutting boards (not wooden)
large salad bowl

place mats (vinyl is acceptable)

Outdoors

Grill (prefer charcoal) with good grates.
Grill recommendation: Charcoal: Weber 22” Kettle Propane: Weber E310 or greater
Recommend a grill pad under charcoal grill (especially on wood decks)
If charcoal, a charcoal chimney starter and ash bucket and shovel
Grill tools (grate brush, spatula, tongs, fork)
If Gas, have 2 extra full gas tanks available
Outdoor furniture on the decks to accommodate at least half of the max
Outdoor furniture on the dock to accommodate at least half of the max. heavy ideal that won’t blow off
Orange life vests for guest use.
